Oberoi Realty Three Sixty North Gurgaon Brings Mumbai-Level Luxury to NCR

Oberoi Realty, a Mumbai-based real estate developer known for its luxury projects, has entered Gurgaon for the first time with Oberoi Realty Three Sixty North in Sector 58, Golf Course Extension Road. The project also marks the company’s first development in the entire NCR region. 

In November 2023, Oberoi Realty announced the acquisition of 14.81875 acres of land in Sector 58, Gurugram for Rs 597 crore. The stamp duty paid for this transaction was Rs 33.77 crore, and the sale deed was formally executed on May 7, 2024. According to the company, this land has the potential to develop up to 2.6 million square feet of floor area, which gives you a sense of the scale of what is being planned here.

Vikas Oberoi, the Chairman and Managing Director of Oberoi Realty, spoke about this project during the Q2 FY25 earnings conference call and made it clear that the company's intentions for NCR are serious and long term. He confirmed that a Gurgaon office has already been opened, that the entire TDR has been loaded on the file meaning 100 percent of the area will be approved at one go, and that most approvals for the project are already in place. Demolition of the existing structure on the land has also begun.

Oberoi Realty Three Sixty North is spread across 14.81875 acres, featuring 7 high rise towers each standing at G+36 floors, 832 homes.

The Location and Why It Matters

Sector 58 on Golf Course Extension Road is one of the most established and well connected residential addresses in Gurgaon today. The area connects directly to the Southern Peripheral Road, Sohna Road, and NH-48, making it easy to get to most parts of Gurgaon and Delhi without much hassle. Major business hubs like Cyber City and Udyog Vihar are within comfortable reach, which matters for working professionals and families alike.

What makes this location stand out is that it is not an emerging or developing corridor. It is already a mature, fully developed part of Gurgaon with good schools, hospitals, restaurants, and malls already present in and around the neighbourhood. Who Is Building It

For the construction of all seven towers, Oberoi Realty has appointed Larsen and Toubro. L&T made a formal announcement through a BSE filing confirming that their buildings and factories business vertical has bagged this contract. The exact deal size was not disclosed publicly.

L&T is a USD 30 billion Indian multinational with a long track record of delivering large and complex engineering, procurement, and construction projects across multiple geographies. Their buildings and factories vertical specifically have hands-on experience across some of the most demanding construction segments in the country, including hospitals, airports, data centres, public spaces, commercial buildings, and large scale residential developments.

The significance of this appointment goes beyond just a name. Construction quality in real estate is something buyers often find out about only after they move in, sometimes painfully so. Having L&T on this project, backed by Oberoi Realty's own reputation for delivering what they promise, gives buyers a level of confidence that is genuinely hard to find in the current market.

The Demand That Existed Before the Launch

One of the most telling things Vikas Oberoi shared publicly was about the demand for this project before it was even officially launched or advertised. People were already approaching him directly, asking if they could book a home or pay in advance. RERA regulations do not permit developers to collect payments before the project is registered, so the answer had to be no every time. But Oberoi was straightforward about it and said that if RERA had not been in place, they would have already collected a very large number of cheques.

That kind of organic interest, coming in before any advertising, before any site visits, before any formal launch event, is not something that can be manufactured. It is built entirely on the reputation of the developer and what people know about the quality they consistently deliver.
